Need help with H3T Wheels

Been going crazy trying to find the right size rims. I have 2009 H3T Base Model. My new tires are 285/75/16.
Put them on and my wheels are bad. Need new wheels.
Every place I look it says use a offset of 38mm for H3T.
I go to order wheel (below) and I was told I need a 10mm spacer to use those wheels.

Why would I need a 10mm spacer?
Really Hard to find Wheels for my H3T. Need some very soon.

also,, H3 and H3T use the same wheels so looking for H3 wheels should broaden your options
